I recently purchased a used mobile home on the property of Quail Ridge located in Lake Charles Louisiana and am totally pissed off at the management company for this park. Bought a mobile home and paid cash for it so I dont have a monthly note.
Was told by the manager of the place that I was denied a place in the park because my debt to income ratio was bad. I had just cashed out my remaining LYD payments so I could buy a forever home with my wife. So we put my wife on the application and they submitted it and the same results. I explained to the agent what I had done financially wise and he said corporate does as want and the two people in the office seemed like they were afraid of the corporate management.
They said that I have to move. I dont have that much money remaining to move.
It cost between 4-5 thousand dollars to move. I dont want to move but there is no way around it.

Rose lake in Tampa Florida has the WORST manager ever given to this park she refused to take our rent and is now trying to take possession of our elderly mothers home and had put a defective water meter on her home that had costed my mother in law over 500 a month for water and says it's her responsibility to fix it yet won't give ANY plumber that's asked to replace it permission to do so. And countless times we have tried to speak to management and get no one above her to contact us.
Extremely sad situation to put my mother in law who is disabled had emotional distressfrom this and now is in fear of losing her home never seen something so sad and mind you had been paying over 500$ for water for more then a year and had never been late on her rent.
They're aren't words to explain the sad emotional distress she's going threw from all of this and still can't get anyone above this park manager to help her this is our last resort to reach out b4 having to take legal action I hope someone can help her. She doesn't know what else to do and I can't see her go threw this anymore

Inspire communities does not care about anyone but their own pockets
While it is usually a quiet neighborhood, the new owners have drastically raised the rent, imposed a ton of new rules, and the promised swimming pool does not exist. It's a gazebo that nobody uses now.
The rent is the same for everyone no matter how large your lot is.
Some have huge yards and others have smaller ones.
I have none.
As the attached photos show, (my house is marked by a blue dot) I have absolutely no yard at all except for a strip of grass on one side of our mobile home which faces the neighbors'. There is no front yard and the fence is right up against the back of my house. The driveway is on the other side.
Yet the rent is the same for everyone regardless of the size of your yard, which is totally unfair since it is the land for which you are paying rent! You can see some of the large yards just across the street in the photos.
On the other side of my house, right next to my driveway, is the dumpster.
I often hear the loud noises caused by people dropping heavy items in there, not to mention my house literally shakes when the trucks come to exchange the full one for an empty one.
On the other side of the dumpster are several buildings, including a small laundry room, the offices, and a large community center that may be used by residents for private parties. Unfortunately, there is not much parking room, so when people can't find anywhere else to park, they simply block my driveway and some have actually parked in my driveway! I actually had to purchase signs asking people not to do that!
On top of that, my neighbors are constantly harassing me because they do not like that I actually use that little bit of grass between our houses. They are an old couple who think that they are entitled to the whole thing, and they even put their garbage and leaves, etc., on my small side of the yard.
Then, on a Saturday afternoon a few years ago, the neighbors actually cut down a tree that was on my side of the yard which provided shade for my house! Naturally, being a Saturday, there was nothing I could do to stop them. When I complained about this and other issues about them in the past, it fell on deaf ears since at the time they were friends of the previous managers.
Update: For the past few years, I've been concerned about the dead and dying trees behind my house. Management was aware of this, but did nothing at that time.
Fast-forward to May of this year...
I spoke with the maintenance supervisor about the trees, and he agreed they were dead and needed to come down.
A few weeks later, the tree service contractor knocked on my door and said he would be coming back the following week to take care of them.
He never came back.
Then, in August came the strong storms and guess what happened?
Yes, the dead trees fell onto my house and the BMW SUV that was parked in my driveway. (I've attached photos).
I saw the same tree service contractor a few days later, and he did come back the following week to finally cut down the trees. However, when I asked him why he didn't come back when I first saw him in May, he said that the owner of the park wouldn't let him do the work at that time. It was not until after the trees fell onto my house and car that the work was allowed to be done!
So I'm paying nearly $600 a month rent on a tiny strip of land and I do not even get a serious issue taken care of before it becomes worse.
I did not hear one word from the owners about this situation. They never asked if there were any damages, either. They just ignored me like I'm not even here as long as I'm paying them rent.
I thank God for the new manager, Mary, and the maintenance supervisor, Steve!
They are kind, fair and unbiased towards everyone.
They have helped me at times when I needed it and I am so grateful for them! It is Mary and Steve who have made living here much more pleasant, and I hope they will be here for as long as I am.

Verified ReviewerSewage pump in my yard for a God damn year already.
Nothing has ever been done and the workers who are called to work on the pump when it breaks frequently, also threatened to shoot me and my dog.
Last episode(tonight) my yard is once again flooded with *** water from this half of the park. Time before last, it sprayed all over my porch, grill, grandbabies beach toys, door and chairs. The workers just laughed in my stepsons face. I've been told for 10 months, couple more months.
I'm *** over it. I've called the Florida department of health, the news, EPA, and still, nothing. WTF is wrong with these people!?!?!?! Not to mention it sounds exactly like it seems.
A huge diesel ran pump running all day and night, 8ft from my front door. I will not stop calling authorities, which is first on my list tomorrow morning. Sleep has been almost non-existent, can't grill out cause it smells like *** all day, everyday, every time I step out my door. Can't have family or friends over due to the fact of complete embarrassment, and lack of respect for people who make their check every week.
There's no love here. Never has, never will be. This place is a complete dump. *** Paradise and Inspire.
What would y'all do if it was you???
I'm done dealing with this *** Get it the *** out my yard. ...

Company fixed the issue and I have been provided with apology.
If we are caught, feeding the community cats or petting them. The staff at Silverlake, which also is over Admiral and Pensacola are horrible. They are arrogant. They are condescending, vindictive.
And they are just downright mean. Also, Ive have serious water issues under my trailer that they keep ignoring when I send them numerous letters and emails right now the skirting is off of my trailer, and it just sits there, rain coming in. It's a swamp sometimes underneath my home, this is a horrible place. I wouldn't recommend it to anyone unless you are absolutely desperate.
Be aware also, dogs have to be under 20 pounds. I've had my three dogs here, which are all 3 over 20 pounds. I'm waiting for them to tell me I have to get rid of them. Furthermore, I feel like I'm in a prison camp.
They ride around on their little golf carts with their clipboards writing down in fractions, and then give us notices to pin to our gates or door.
It's humiliating and it's just horrible. Don't move here.

They bought our park, waltzed in here and messed around for week-no info and now they're all hot and bothered about new leases that will change the way we live here.

Preferred solution: Someone from the company needs to talk to residents about their concerns, changes, fees, and the LOVELY THREATENING LETTERS they've been leaving when there is NO CONTRACT!

This company took over the trailer park that we live in. SInce they have moved in, they did this whole revamping of the water lines, we were told it was because it would make it where our water wouldnt be turned off as much.
the water gets turned off at least 5 times a month, sometimes days in a row. You can not drink the water, you will need a filter. The water will smell like chemicals. They charge alot of a small piece of property.
they wont do anything about people complaining of the speederss (residents, delivery drivers, contractors they use and the staff). Even when children have almost been hit. The roads were asphalted, and have to be constantly repaired. when you ask them to fix something they ignore you.
I have to send a dozen emails before anyone does anything and then its because i email corporate.
I personally know that they tried to evict people who went throught the process to get help during covid. The office staff are snobby.
it seems that the people in corporate who are suppose to be doing the planning on the stuff done in the communities are inept.
It has been stated that the new addressing system (they changed the streets and trailer numbers) is confusing for the delivery people. we have all had more packages misplaced or delivered to wrong house or even not delivered because delivery people cant figure out the confusing system.

Zero stars!! Rent keeps going up every year since Inspire took over. They are trying to drive us out. Won't maintain park equipment workers can't mow or pick up the trash water lines break constantly
Rates go up every year only see half way reinvestment in park. Not anything visible.

King Parkway MHC sucks living here. The manager is an _ss hoke and rude.
Streets are too narrow and falling apart. Streets flood when it rains. Manager makes up rules as he goes along. Rent increases of $50 per year.
Manager asseses fines with no warning to comply if he doesn't like you. Has said many times "you don't like it move you mobile home, because he knows it's too expensive for most to move out. Gilbert and Anna in the office management need to be fired.
The residents one year tried to remove Gilbert (manager) with a petition signed by most residents and the management company didn't care to find new management. Don't move here, the rent is now more than a land ownership mortgage.

Hope you get it sorted out.
Inspire has recently bought our park and brought in brand new homes but seem unsuccessful in selling any. Our space rent was recently increased and we are not happy.
Nobody will buy a home which carries a contracted annual rent increase of 9% . Inspire try to hide this increase until contract is to be signed, but this practice is illegal and against MHCR and MMHO rules.
